Considering putting solar on your condo but don’t know how to go about it?

If you own a condo and want to put solar on the roof, you would need to start with the home owners association to find out the rules and regulations for your particular neighborhood.  In Utah, HOA’s sometimes have specific rules about solar. Older associations sometimes are outdated and do not have any written rules.  In either case, its a good idea to start by talking to the president of your HOA to find out more about the subject. Many times, the rules have to do with placement of the panels.  

Assuming a solar installation is possible and withing the rules of your HOA, it is important to know if your building is stand alone side by side, ro wheter you share a rooftop or walls with other owners.   

One challenge is that many times the electric bill you are receiving for a condo may not be very high. Your consumption may not be too high. We do have condo owners who are not only concerned about rising electric bills, but they want to consider going green for the environmental impacts.  We have had condo owners group together and decide to get solar for the whole building all at once, however this is not very common because the turn-over rate in condos is fairly high. Many first time owners purchase a condo and size up to a larger home as their family grows. Therefore, a long term investment in solar is not always indicated.

If you and your family are planning to stay in your condo for 3-5 years, and your electric bill is averaging around $80/monthly invoice, you may want to consider solar.  If your condo is a stand alone unit, that would make your situation even more conducive to going solar because you don’t need to involve the other condo owners in your neighborhood.

In summary, I would suggest that if the following conditions exist you may be a good candidate for solar:

  1. Electric bill $80/mo or more
  2. You plan to live in your condo for 3-5 years
  3. Your condo has a separate meter
  4. Your HOA is supportive of going solar
